About The Project
In September 2020, North Shore Medical Center completed the closure of Union Hospital. Union served the Greater Lynn community from 500 Lynnfield St., Lynn for nearly 70 years. The Union site includes approximately 20 acres of land. The new Mass General Brigham Medical and Urgent Care Center located at 480 Lynnfield St. opened in August 2020 and contains 5 acres of land. The remaining 15 acres were sold to Lynn Businessman and Real Estate Developer David J. Solimine, Jr. for redevelopment. The sold land includes 5.5 acres containing the existing hospital buildings at 500 Lynnfield St. and 9.5 acres on Woodland North containing the overflow and employee parking lot.
Prior to the hospital closure, the City of Lynn conducted a Union Hospital Re-Use Planning Study. The study was managed by the Metropolitan Area Planning Council (MAPC). A number of community meetings were held resulting in recommendations that senior housing would be the preferred re-use for the hospital site.
There will be 2 separate and distinct development plans presented to the City of Lynn for approval. These approvals will require zoning amendments to be adopted by the Lynn City Council before new construction can begin.
The majority of the existing hospital buildings will be demolished to make way for new senior apartments. The plan includes 150 senior (age 62+) housing apartments on the 5.5 acre parcel fronting on Lynnfield St. There will be a focus on affordability and preference for current Lynn Residents. There will be a mix of 1 and 2 bedroom units. Solimine has partnered with 2 Life Communities of Brighton to manage the project. Included in the project will be space allocated to medical and social support services for the residents, provided by Element Care PACE program.
Our plan for the former staff parking lot on Woodland North, containing 9.5 acres, is to build 26 single family age restricted (age 55+) homes. By clustering the homes, we can focus on protecting the existing wetland areas as well as maintaining a buffer of mature trees and natural woods between the new homes and the abutting existing homes.
